What is pre-EMI interest?
For an under-construction property, the lender releases the loan in stages as the builder reaches milestones. Until the full amount is disbursed and regular EMIs begin, you typically pay interest only on the amount disbursed so far. This is called pre-EMI interest.
How it is calculated
Interest accrues daily on each disbursed amount at the applicable rate. In simple terms: amount × rate × days ÷ (100 × 365), added up for each disbursement and each rate change in the period.
A worked example
Suppose ₹20 lakh is disbursed on 1 Jan 2026 and a further ₹15 lakh on 1 Jul 2026, at 8.5% p.a., with full EMIs starting on 1 Jan 2027. The pre-EMI interest comes to about ₹2,34,274.
This money does not reduce your principal, so it is a pure extra cost of buying an under-construction home. It is easy to miss when comparing with a ready-to-move property.
Plan for it
- Add the expected disbursement schedule from your builder agreement to the calculator.
- Check the rate that applies during the pre-EMI period and how rate changes are handled.
- Ask whether you can pay principal during this period.
Frequently asked questions
Is pre-EMI interest tax deductible?
Tax treatment of pre-construction interest has its own rules and timing. Consult a chartered accountant for your case.
Does pre-EMI interest reduce my loan principal?
No. It covers interest on the disbursed amount only; the principal stays outstanding until regular EMIs start.
